The Costa Maya coastline begins in Mahahual and is accessible by land and sea. Tell us more about the port.
The port of Costa Maya is located in Mahahual and is said to be one of the prettiest ports in the Caribbean. The port is privately owned, a rarity in the industry except for ports owned by the cruise line companies. Puerto Costa Maya is a gateway to old Mexico and Maya culture amid very modern surroundings. The area has the highest concentration of Maya archeological sites and the largest existing Maya population in Mexico, according the port's website.
When was the port built and what makes it unique?
Built in 2001 specifically to attract cruise ships, Puerto Costa Maya offers the conveniences often sought by today’s cruiser—two saltwater pools, restaurants, bars and shops. Puerto Costa Maya's 70,000-square-foot shopping center and bazaar offer crafts made by local artisans, including silver, leather and pottery, as well as stores selling liquor, fragrances, T-shirts and other souvenirs. There are familiar retailers such as Diamonds International. The facility also has a drugstore, bathrooms and a first-aid station. The dock, capable of handling today's largest cruise ships, lets passengers walk off the ship to the facility instead of tendering.
Other than taking a cruise to the Costa Maya, why would people want to come to Mahahual? Or, more importantly, why would someone want to own property and live here?
Mahahual, the center of Costa Maya's "busyness," is the largest and most-developed area of the Costa Maya. Between the Mahahual lighthouse and cruise ship pier is a very key area of Mahahual. In this small area there are no restaurants, bars or gift shops … yet! However There are two high-end condo projects. Here is the area of Costa Maya that has the potential to explode, as the area farther from the cruise ship pier already has done, and it's still very affordable. The opportunity, plus the price, is an enticing combination that you can't find anywhere else from Tulum north to Cancun. The master plan of the village of Mahahual calls for the extension of the malecon or paved walkway that already exists from the lighthouse south through the town. It's rare that there is electric service anywhere in Costa Maya outside of the villages of Mahahual or Xcalak, but it's already available here. The cruise ship business is important to the economy of the Costa Maya and even more important to Mahahual, but there are so many other things to do here. The scuba diving and snorkeling are amazing, there are dozens of archeological sites nearby, deep-sea and fly rod fishing in freshwater lagoons and bays, or it's the perfect place just to relax on a beautiful beach and enjoy life.
Sounds like a golden opportunity. What do you like the most about it, as a realtor?
The ocean here, because it is deep enough to allow the large ships to dock nearby has so many colors of turquoise and blue that your eyes will be amazed. This area is growing quickly and with the announcement of a new water park just outside the port, this area is ready to take off. It is set now to open in 2015–16.
The park will include lazy rivers to float on, water slides, zip lines, an aquarium and Maya cultural-awareness activities. This has already led to an increase of cruise ships at the port of about 20% over the last two years. The forecast is this is just the beginning of a huge increase in cruise ship volume over the next two to three years.
If someone was interested in buying here and being in the midst of everything at the right time, what sort of investment or real estate opportunities are there?
If you are looking for an investment property, and prices nearer Cancun are out of reach, there is still time here, and this area is the best in or around Mahahual. It is the perfect location for a business or just as an investment to hold onto. There is a single 20 meters of oceanfront available here and it even has electric service too! $275,000 US.
